The site of a Miles Road structure recently destroyed by a fire may soon see new life.
Before city planners last week was a site plan and associated variances for 27320 Miles Road, the location where a non-conforming residence on the site was leveled by a blaze.
Kevin Young, of Miles Road Properties, presented for the commission a plan to construct a new 5,000 square foot warehouse on a property fronting on the south side of Miles Road, west of the Route 422 overpass.
The proposed structure would be located in the general vicinity of a former non-conforming residence. The detached garage and accessory structure that served the residence remains on the property.
The commission approved the site plan and variances and City Council added its approval Monday.
Mr. Young said the proposal is for three buildings but his company is just looking to build the first one, which will be a commercial building. The zoning in the area is I-1 (warehousing and assembling) so the structure would be a conforming use.
The building would be constructed of vinyl siding with an asphalt shingle room and five overhead garage doors would be located on the west elevation. Variances were associated with parking and setbacks.
City Planning Director Robert S. Frankland noted that two additional 5,000 square foot “future buildings are also indicated on the site plan. While these would not be constructed immediately, the applicant is requesting approval of the structures at this time. The future buildings would follow the same design as the currently proposed building.
